Quarterly open meeting

Join us for the upcoming Quarterly Open Meeting on Wednesday, April 30, at 6:30 p.m. in the Park Mill Function Room. The Board invites unit owners to submit questions or topics for discussion by Friday, April 18. We will do our best to address all questions and issues during the meeting. If your submissions are not addressed during the meeting, you will receive a response by email following the meeting.

Save the Date: Annual Meeting & Trustees election
Mark your calendar! The Annual Meeting of unit owners will be on Wednesday, June 25. At this meeting, two seats on the Board of Trustees will be up for election. Interested candidates are asked to complete a Profile Form, which will be distributed to all unit owners in early May and included in the official Annual Meeting packet. Write-in nominations are also accepted during the meeting.

If you want to learn more about what it means to serve as a Trustee, contact any current Board member (see contact details below) or the Management Office.

Project updates

Forbes fire panel
Pretesting for the Forbes fire panel and the updated smoke control system is scheduled to begin before the end of the month. We hope to have full acceptance from the Boston Fire Department by June 1.

Baker Mill boilers
This project was scheduled to begin on April 14 but may be postponed to the summer due to the colder temperatures we are experiencing in April. Since residents in Baker Mill will not be able to use heat once the project begins, we must ensure temperatures are warm enough to take the heating boilers out of service. We will provide residents with timely updates regarding the new start date.

EV charging station
There has been no change in status since our last update. We are still awaiting the revised site host agreement from Eversource, which is a necessary step before the project can be scheduled. We continue to follow up diligently.

Window washing
We are awaiting the proposal and schedule for the lift and window washing. The operating budget does not include window washing as it is classified as an owner expense in accordance with Section 5.2 of the Declaration of Trust. Recent OSHA regulations have complicated this task by requiring roof anchors.
Here is anWindow washing map aerial image of the property. Areas highlighted in yellow indicate windows inaccessible by a lift. The Forbes and Baker units in the highlighted area have tilt-in windows that can be cleaned from the inside. A frequently used vendor to wash these windows is Fish Window Cleaning (617-479-9300). The Water Mill units highlighted in yellow cannot be washed using a lift.

Forbes elevator
As many of you know, several service calls occurred in recent months regarding the right elevator in the Forbes building. Ultimately, the elevator drive, the main and largest component of the elevator, was replaced. When the drive in the other elevator previously malfunctioned and required replacement, the elevator was out of service for several weeks. During that time, we purchased a new drive and had the original one repaired. As a result, we had a second drive readily available for this recent repair, minimizing downtime.

Night watchman’s new contact number

Baker Square’s night watchman, Anton, is scheduled seven nights a week from 10:00 p.m. to 2:00 a.m. During these hours, Anton makes periodic rounds of the buildings and the grounds and reports suspicious activity to the Boston Police when warranted. His office is adjacent to the Water Mill garage.

Please note the night watchman’s phone number has changed. The new phone number, 857-269-4076, is available during his working hours. This number is NOT for emergencies; for all emergencies, please call 911. While the night watchman can be called to walk you from the parking lot to your building, he is neither a police officer nor a security officer but is on-site to observe and report suspicious activity. Do not expect or rely on the night watchman for personal safety or enhanced security. Always call 911 to report any concerns regarding safety or security.

           

Living well together: shared responsibilities  

Use kitchen exhaust fans
Help keep your building odor and smoke free by using your kitchen exhaust fan whenever you cook in your unit. Doing so helps prevent cooking odors and smoke from spreading to other units and common areas.

For residents of the Baker Mill building, each unit is equipped with a control switch that activates the rooftop exhaust fan. Please use this switch every time you cook and keep it running for 15–20 minutes afterward to ensure all odors have left your unit and the building. If your unit also includes a microwave venting system, please use it in conjunction with the switch. The microwave venting system should not be used alone.

Care for the patio 
Furniture: The patio furniture will be brought out before the end of the month. All items have been thoroughly cleaned, and we urge residents to help keep the furniture in good condition throughout the season.

Grills: To ensure the grills remain in great shape for everyone’s enjoyment, clean grills thoroughly after each use and turn off both the grill and the gas supply when finished. The gas shut off valves are located within the grill cabinets.

Use the grill covers to protect the equipment. The covers were replaced last season and grills must be covered overnight and before any rain. If you think you’re the last person using the grills or if rain is in the forecast, please take a moment to cover them. Ensure the grills are cool to the touch before they are covered.

Pets: Please remember that dogs are not permitted on the patio.

Properly dispose of electronics
On several occasions, residents have disposed of televisions in the trash room. We cannot dispose of televisions with the building’s private or public disposal services and residents must make alternative arrangements to dispose of these items (see Net Zero article below). Inappropriate disposal of hazardous materials, electronics, appliances, has an associated fine of $500 with no warning.

Maintain your heat pumps
If you have not already done so, please remember that each unit owner is responsible for having a professional maintenance service performed on all heat pumps within their unit. Per manufacturer guidelines, this should be done at least twice a year – a cooling checkup in the spring, and a heating maintenance service call in the fall.

Spring maintenance is essential to prevent condensate pan overflows, which can cause damage to your unit and the units below. We have had several incidents with condensate pans overflowing and causing significant damage. The condensate drains are connected in the risers. Every owner should be doing their part to ensure the system works properly.

Avoid washing machine overflows
Please remember to use only the recommended amount of detergent when doing laundry. Too much detergent creates excess suds, which causes bubbles and overflow issues in the units below. Recently, this has been a problem affecting several units.

Heat Pump PM: Spring Success!

The spring 2025 heat pump preventive maintenance (PM) season at Baker Square was an impressive model of community engagement.

Our heat pumps, the source of warmth in winter and cool in summer, are the most important fixtures in our homes to keep in good repair. Because our condominium bylaws stipulate that condo unit maintenance is the sole responsibility of the homeowner without involvement of our property management company or our Trustees, homeowners helped one another by collaborating in group service orders to reap cost savings while ensuring the best workmanship and guidance from recommended vendors.

For two days in March, HVAC technicians from Back Bay Mechanical (BBM) serviced heat pumps at a discount price of $115.00. For two weeks in April, HVAC technicians from A. Hohmann serviced heat pumps at a discount price of $89.00. With full-price heat pump PMs costing $235, preliminary numbers show 62 homeowners in Baker Mill, Forbes, and Watermill with 116 heat pumps are reaping significant cost savings this spring:

$235.00 full price – $89.00 discount price = $146.00 savings per heat pump

  • A homeowner with two heat pumps saved $292.00
  • A homeowner with three heat pumps saved $438.00
  • A homeowner with four heat pumps saved $584.00

Most importantly, banding together to request single-day, stack-based, top-down PM service is the best way for homeowners to prevent premature heat pump damage and failure and property damage to our condo units.

Retrospective assessments of the spring process with homeowner and vendor participants will improve the process for the autumn 2025 heat pump PM cycle. Final statistics on homeowner engagement and cost savings will motivate some homeowners to volunteer to become stack captains and others to join their neighbors in stack (or group) service requests.

On Saturday, September 6, 7:00 p.m. – 9:00 p..m., The Willie J. Laws band will be back to entertain us with his unique blend of Texas blues and Gulf Coast funk, soulful vocals, and fiery guitar work. Mark your calendars for another great performance.

Support for Zero Waste Boston
The City of Boston supports sustainability through its Zero Waste Boston initiative. As part of this effort, Zero Waste Days are held at convenient drop-off locations for items such as hazmat, electronic waste, textiles, bulbs, and shredding, encouraging proper disposal and resource recovery. We’ll share more details as the event dates approach.

The next Zero Waste Drop off is Saturday, May 17 at DPW YARD. 40 Frontage Road, 8:30 a.m. to noon. If you have items and cannot take them yourself, please contact Sarah Brooks by May 16.

Net-Zero Baker Square

I entreat you to consider getting our Baker Square Condo Complex closer to Net-Zero waste.  There are many ways and resources that you, personally, can help us achieve this goal. First, a bit of background:

  • BSC gets trash pick-up 3x/week – Monday/Friday, private pick-up (paid by Association); Wednesday, pick-up by the City (free)
  • Recycle gets picked up once/week, on Wednesday, by the City (free)
  • I have been a recycler/composter for most of my 73 years. (Thanks, Mom!) I am dedicated to making it work here at BSC.

Recycling and being thoughtful consumers can help us minimize our impact on the earth, its resources, and its climate.

Types of recycling
At BSC you can recycle clean plastic, glass, paper, aluminum and tin cans, boxes (cereal, cracker, etc.), and cardboard (flattened), in the proper containers located in each building.

You cannot recycle plastic bags, cellophane, Styrofoam, and general trash, which belong in the dumpsters, not in the recycle barrels.
In addition to the above, the following items are NOT RECYCLABLE in the building barrels:
Black plastic take-out containers, plastic cutlery and straws, food waste and liquids, clothes, hoses, ropes, scrap metal, batteries, electronics.
PLEASE BE MINDFUL OF THESE RESTRICTIONS

Compost Composting is available in our complex. It is privately collected by Bootstrap Compost and has an annual charge of $100. If you are interested in joining this group, please contact Sarah Brooks. OR go to the city’s Project Oscar to find free compost bins located throughout the City.

Clothing and fabric H&M department stores will recycle cloth/clothing and give you a 15% off card for H&M merchandise for every bag you bring in. OR Recycle clothes at any of the many drop-off places around the City. “Savers” store also accepts clothes. The closest store is 1230 W. Roxbury Pkwy, W. Roxbury.

Returnable cans/bottles (5 cents each)  Mattapan Bottle,17 Tesla St, Mattapan (just beyond Mattapan Sq. off River Street on the left) takes everything with a “5 cents” return symbol. (Any beverage that is fizzy comes in a 5-cent returnable can or bottle.)

Medicines should NOT be put down the drain/toilet. The closest and most convenient medicine recycle bin is located at the Milton Police Station (just inside the door), 40 Highland Street, Milton (just down from the Milton Public Library and across from the town gazebo).

When you go out for dinner, take a container to bring home leftovers, rather than using what the eaterie provides. To minimize your use of plastic, glass, paper, etc, you can “buy” responsibly and avoid a lot of waste. Grove.co and Dropps.com sell eco-friendly products. Check out their products and how they minimize waste and/or use recycled products.

In the kitchen, rinse and re-use plastic bags (bread, deli, innards of cereal boxes, etc.), wipe down and re-use aluminum foil, re-use large shopping bags or paper bags in your trash can instead of purchased trash bags.

Buy bulk at the Dorchester Food Co-op, 195 Bowdoin St., Dorchester. Parking is available and it’s a great way to support the community.

While it may seem that individual actions do not make a difference, when each individual action is added to others, it can make a difference!

Taste of Dorchester

Neponset River Cleanup  
Join your neighbors for the Neponset River Earth Day Cleanup. Rain or shine, the cleanup is scheduled for Saturday, April 26, from 9 a.m. – 12 p.m. Wear comfortable clothes and sturdy shoes.

Merchants Association update
Help the Merchants Association in a Lower Mills cleanup effort early morning on Saturday, May 24. The Association welcomes volunteers to help clean up trash and tree beds and lay down mulch. To volunteer, contact Carlos Vargas.

Dorchester Lower Mills Civic Association
Our neighbor and business community representative, Carlos Vargas, reminds us of the value of membership in the Civic Association, which meets on the third Tuesday of each month at St. Gregory’s auditorium, 2214 Dorchester Ave., at 7:00 p.m. Annual membership is just $10, and the more neighbors who join, the stronger our collective voice becomes when reviewing developments, speaking with elected officials, and addressing other issues in our neighborhood. Red Line service between JFK/UMass and Ashmont operating with shuttle trains
From April 10 – 30, all Red Line service between JFK/UMass and Ashmont will operate with shuttle trains, which go back and forth on the same track. Shuttle trains will terminate at JFK/UMass. More information.

Lower Mills Branch Library offers tech classes and more
On Tuesdays, the library offers tech classes for adults from 11 a.m. to 12 p.m., which can be followed by one-on-one sessions. It’s free, but registration is required. There’s a host of other offerings for kids and adults. Check them out.

Local Hand offers programs for adults and kids
The Local Hand, 1912-B Dorchester Avenue, offers a variety of workshops for adults and a weekly drop-in art workshop for toddlers and their caregivers. For adults there’s also Tuesday Night Studio, a welcoming, creative space where you can work on your latest craft project.
